Find Your New Dream Home and we will help you pay for it under our friends and family program. For 20 years as a licensed real estate broker, I have helped my family and friends by spitting my commission with them when they close on a home. Now I am offering the same benefit to new clients buying a new home in Texas or Florida engaging in our services. With our low overhead, we can help you buy your new home by sharing half of the commission we get from your builder. I have over 30 years of experience with new home builders, so if you need help or have questions during the process, I will be just a phone call away.
I have found out that name home builders like to control the process, take the buyer through the selection process and handle all of the paperwork through closing, but if you have questions, you will have my cell phone and I will do my best to follow up with you as quickly as possible.
How does the program work?
How do we afford it? We only represent buyers that are in the process of buying a new home. We don’t list homes for sale, we don’t run all over town trying to find someone else’s home they are trying to sell. This keeps our overhead to a minimum. So, when you find a community or a builder you would like to use to build your or buy a home they have already constructed we can share 50% of the buyer’s side commission. All you need to do is register me as your agent at first contact with any builder, builder’s model, or community you visit.

My corporation is a licensed brokerage company in both states- MDF Realty Corp. The only time a Real Estate Broker can share their commission with an unlicensed person is when the unlicensed person closes on their home. The seller also must agree to give you the credit, which most builders do allow you to receive credit out of the commissions they are paying me. I will provide you with a letter to the builder and the closing agent authorizing the credit for half the commission be given to you at closing. We handle the rest of the paperwork. The amount of commission shared under the friends and family program can be significant. The buyer’s agent commission paid by a builder on a $500,000 home is normally 3% or $15,000. Under the friends and family program if I were your agent, you would receive $7,500 at closing. If your new home was $1 million dollars your share of the commission would be $15,000.
The key to being making this work is you need to enroll us as your agent at your first visit. Most of our clients just explain that they have a friend in the business that they use when they buy a home and most builders are happy to participate in the program. If they don’t pay a commission to buyer broker or don’t allow the credit, don’t sign me up as your agent and I will help anyway if you give me a call on my cell phone at 941-730-0199.
